The complexity of renovating a New York City apartment ranges from standard issues of compliance with governmental regulations, to Coop building restrictions, but then there are the situations that are unexplainable, like two different levels in the a one bedroom apartment. To this add that the lower-level units have different issues than the upper levels, such as deeper and more frequent beams, more gas or supply pipes, and so on. The mandate was to combine two apartments, a studio, and a one-bedroom apartment for a family of four, inspired by Japanese and Scandinavian minimalist aesthetic.
 
The kitchen for the studio was converted to become a laundry room, abridging by the wet over wet rules of condo living, and the studio apartment itself was converted to a master bedroom suite.
 
The rest of the apartment was stripped, cleaned up, and rearranged so that the drop in the level does not disturb the continuity of the space and open kitchen and living. To achieve this, steps were designed to float in the proportions seating. The beams remained as architectural elements and in some cases were folded to become cove lights. The kitchen was sculpted out of the corner with a window. And even a planter was tucked into the counter.
 
The entry was framed by full height white oak cabinets, acting as lockers for kids to attain the desired minimal aesthetic.
