Broadway Loft

The loft is located in SoHo, in a cast-iron building from 1895 that has been named New City Landmark. The existing façade has been preserved, while the apartment interior was completely renovated respecting the historic features. The project entailed a reconfiguration of the floor plan in such a way so as to keep the openness of the loft with windows facing East onto Broadway and West, allowing morning and afternoon light whilst maintaining the character of the loft when converting it from two bedrooms into three bedrooms with private bathrooms and a powder room. The ceiling heights are 12’ tall with vaulted ceilings. To re-sculpt the original industrial and majestic space, all the surfaces are stripped down and the natural features of the cast iron columns, steel doors and concrete floors, and the original maple wood floors are revealed and the vaulted ceilings and walls are plastered to the highest level to enable light roll over without harsh shadows to soften the open industrial loft into a residential space.
The elevator dedicated to this floor opens onto a full height metal and glass framed foyer allowing privacy at entry. The lounge area is tucked into a section where acoustics are calibrated with a reprieve from the openness. A bar/library area is incorporated in front of the foyer with an arched opening that dialogues with the ceiling. The kitchen is enlarged and re-designed to enable flexible uses from everyday dining, to hosting parties and cooking classes. The dining and breakfast areas are filled with natural light and articulate the circulation to the private spaces.
The Master bedroom is located in the most private area accessible through a bespoke closet and seating area. The third bedroom also acts as a yoga space and spa with a steam room. The walls are skim coated to the highest level to accentuate the lightness of the interiors and all the new cabinetry have the artisanal quality to complement the industrial envelope and yet are modern and minimal with the underlying
principle of ‘less is more’.
